Senior Transaction Manager
Job Description Summary
The Senior Transaction Manager (TM) will work directly with our client’s Director of Real Estate & Facilities (DRE) and will support the Real Estate & Facilities function in managing its enterprise-wide real estate portfolio to become a world-class example of a corporate real estate and facilities group. Under the guidance and coaching of the DRE, the TM will interface with various persons inside of and outside of the client’s organization including functional area peers and leaders across business and operating units as well as outside resource and service providers. The TM will play a pivotal role in handling real estate transactions, reporting data, special projects, strategy, and communication as well as applying real estate experience, knowledge and practical assessments and analytical skills to various real estate matters.
Job Description
General:
Develop and maintain strong client relationships
Assist with the implementation of portfolio plans that align with client’s real estate goals and objectives
Collaborate with C&W and non C&W brokerage professionals to ensure effective negotiations of business terms for a wide variety of transactions including but not limited to: lease, sale, sublease, and purchase
Manage the flow of key documentation and client communications
Review, and interpret financial analysis
Oversee revenue tracking of all transactions
Maintain database of transaction activity
Ensure accuracy of all transaction reports
Present transaction activity to client
Lead and/or facilitate client meetings
Provide suggestions for process and technical improvements relating to the transaction process
Assist with the on-boarding of new team members
May provide supervision for transactional team members and others team members supporting the transaction activity of the relationship
Process Management:
Manage account governance process
Assist with the development of standard forms and procedures
Implement standardized processes/playbooks that create maximum efficiencies and add value
Assist in measuring transactional performance
Ensure that all client and broker engagement documentation is executed
Transaction Management:
Coordinate field broker selection process
Assist with determining client needs and communicate project parameters
Coordinate negotiations and management of transactions
Coordinate legal review of all client leased/owned documents
Ensure accuracy of financial data and reporting
Coordinate client site visits/market tours
Ensure all State real estate standards are met
Assist in the management of client rebate
Strategic Planning:
Assist in the development of strategic real estate plans
Identify occupancy cost opportunities
Ensure implementation of agreed upon strategy
Produce and/or support business case development
Execute strategies by developing action plans
Have a thorough understanding of the C&W platform and identify existing and new opportunities for enhancing service solutions and capabilities.
Contribute to the overall service and financial performance of C&W through effective cross-selling and relationships / contract expansion
Key Competencies
IMPORTANT Education
- Bachelor’s degree (BA/BS) required in any field; finance/real estate preferred
IMPORTANT EXPERIENCE
5+ years of real estate experience in transactions management or corporate real estate
Robust knowledge and familiarity with terms, principles, and practices of commercial/industrial real estate.
High proficiency in CoStar Real Estate Manager, financial systems, and related platforms.
Proven abilities to work successfully both independently and collaboratively across a variety of levels and functions.
Agility to develop and maintain high level of organization and prioritization while also handling a large capacity and volume under shifting priorities.
Excellent written and oral communication skills with ability to recognize the need for modifying approaches to build rapport and trust while being clear with messaging, information and purpose; adeptness at initiating communication with previously unknown parties.
Proven ingenuity, resourcefulness, ability to research, gather and verify information
Additional Eligibility Qualifications
Must obtain and hold state real estate salesperson license in the state of Georgia
LEED, MCR, CCIM designations are a plus
Ability to read and understand commercial real estate transaction documents, such as a lease, purchase & sale agreement, sublease agreement, SNDA, estoppel, assignment agreement, etc.
