Breaking Ground operates nearly 4,000 units of housing across New York City, along with housing in upstate New York and Connecticut. Supportive housing - affordable housing paired with services designed to help people maintain their homes for the long-term - is widely recognized as a proven and cost-effective solution to chronic homelessness.
But we didn't stop at providing housing. Breaking Ground's programs and services help people experiencing street homelessness - especially those who have been on the streets the longest - to come indoors. Through our Street to Home outreach program and transitional housing resources, we help people get, and stay, on the path to a permanent home.
Reporting to the Vice President, Real Estate Development, the Senior Director, Real Estate Development assists in the planning and implementation of new construction, conversion, and preservation real estate projects. The Senior Director manages project timelines and funding and maintains strong relationships with external partners critical to project development.
A considerable amount of travel throughout New York City will be required.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Prepare and update financial proformas for proposed project s
Establish project schedules and manage pre-development process
Assist in program design and planning/coordination with operations and service provider
Identify possible sources of funding and assess feasibility of proposed projects
Prepare applications for real estate project funding
Conduct due diligence for acquisition opportunities
Develop and maintain strong partnerships with HDC, HFA, HPD, OMH, HHAP , banks, syndicators, contractors, lenders, and architects
Manage real estate closings
Ne gotiate debt and equity term sheets
Manage attorneys in real estate closings; review and approve closing documents
Coordinate with CFO re garding guar anty obligations and covenants
Manage transition to Operations at construction completion/lease up/start up
Conduct financial analysis of proposed partnerships with market rate developers
Supervise Senior Project Manager and Project Manager
Perform other duties as assigned
MINIMUM QUALIFICATIONS:
Bachelor’s degree required ; graduate degree in Urban Planning or Real Estate Finance strongly preferred
Minimum 7 years of real estate development or lending experience required
Extensive knowledge of affordable housing finance
Proficiency with Microsoft Office Suite programs including Word, Excel, Outlook, and Microsoft Teams
Must be able to travel to project sites throughout NYC
